What's actually included in the price?
The all-inclusive base price includes everything that you require to move into a house (except drapes and white ware - note the base price does include a dishwasher). It also includes some landscaping and plantings, an outdoor entertaining area, bathroom tiling, a washing line and even a mailbox.
All Hayes Creek houses include:
- ‘Fee simple’ titled property
- Standalone house with 3-4 bedroom (see individual properties) with double or tandem garaging
- Code of compliance to New Zealand and local authority requirements along with Master Build 10 year Guarantee
- Quality carpeting
- Waste disposal
- Heat source (either heat pump or gas fireplace)
- Concrete exposed aggregate driveway and entrance to house
- Outside patio area
- Frontage landscaping, timber pale boundary fencing (See overall site plan)
- Mail box and clothes-line, to finish off your home
Who will be building the homes?
Vista Management Ltd. Vista Management Ltd are a recently-formed company, addressing the on-going requirement for completed homes in the Queenstown district. The director behind Vista Management Ltd is from a Civil Engineering/construction background, managing and owning a local company performing earthworks, drainage, roading, civil construction and general contracting in both the public and private sectors.
Attention to detail, quality and integrity are the bywords of Vista Management Ltd projects.
Qualified tradespeople are engaged to build the homes, which come with a Ten Year Masterbuild guarantee which will be transferred to the purchaser. Our established relationships with contractors ensure Vista Management are able to provide purchasers with not only peace of mind but also unrivalled quality and exceptional pricing.
What kind of heating will the homes have? Can I choose it?
The homes come complete with either a heat pump or gas fireplace, depending on the style of the home. As the houses are designed to allow for flueing where necessary there are some restrictions on changes, however there are options to add in more heat sources such as heat pumps and underfloor heating if desired, for an extra charge. So will the homes actually look like we see in the 3D images?
Yes - aside from a small amount of flexibility, the entire subdivision will be finished as you see in the imagery.
Are all of the properties freehold?
Yes, all of the houses will have individual title as fee simple properties.
When will the homes be finished?
Titling work commenced in September 2011 and Vista Management Ltd estimate that certificate of title will come through on the properties in the first quarter of 2012.
Earthworks and Civils on the site are already underway to ensure building will commence immediately upon title.
It is estimated that house construction will take 150 days from confirmation; this timeframe can be negotiated on a case by case scenario. Vista Management Ltd have three home builds commencing in January 2012, one being a show home and two as stock for interested purchasers.

How much would they be worth as a rental investment?
With rental demand for family homes always on the increase, these solid homes will achieve estimated rental returns of $450-$580 per week, as per appraisal by an independent local property management company.
What kind of warranty will I have?
All the homes come with a Ten year Master build guarantee for peace of mind.
Is there a show home I can look at?
A show home will be constructed onsite for purchasers to appreciate the quality of build in Hayes Creek. Contact our team for information on when the Show Home is available for viewing. In the meantime please view our indicative show home videos here.
Can I still buy a section?
Section purchases can be discussed on a case-by-case basis. It is Vista Management's intention to ensure the integrity and values are preserved within Hayes Creek by ensuring each Lot/House complements firstly the neighbouring Lot/house and the overall feel of the larger development.
Is there a Master Build guarantee?
All the houses are built using qualified tradespeople and come with a 10 year Master Build guarantee that is transferred from Vista Management to the purchaser.
Can I change the house plan?
Each house has been chosen specifically to ensure the best use of each specific Lot with regards to functionality, privacy and outdoor living. If a purchaser is interested in having a house plan altered, discussions can be held on a case-by-case scenario.
Who designed the houses?
A qualified architect has been employed to design the houses, taking into account each Lot's characteristics, views, prevailing sunshine, access and proximity to neighbouring Lots.
Can I see any finished examples?
Vista Management is commencing construction on three home builds in January 2012 – building consent has been lodged. There are three homes to be constructed, one to be a show home and two built for sale. It is anticipated that construction will be well advanced by Feb/March 2012 with finishing touches by April. If a purchaser is interested in the quality of construction, tours can be organised of the construction by Vista Management.
What will internet speeds be like on the site?
The Hayes Creek development is having Ultra Fast broadband infrastructure installed.
